Analyzing Income for the Self-Employed Borrower
Learn how to calculate qualifying income using a cash flow analysis method. This practical, hands-on course is designed to walk the participant through a thorough analysis of self-employed borrower income by completing a full cash flow analysis. The case study includes analysis for a partnership (K-1/1065) and a corporation (1120). Participants will receive a cash flow worksheet (pdf) and a calculator (excel), which will aid in the application of their learning on the job.
Intended Audience: Mortgage professionals who have at least one year’s underwriting experience and a solid understanding of the various business structures and tax forms. It is recommended the participant take the Analysis of Personal Tax Return module first or have equivalent knowledge.
Making Sense of the 2018 Tax Returns
In December 2017, the Tax Cut and Jobs Act was signed into law. In this 45 minute, informative presentation, you will learn how the TCJA affects your borrowers. We will address three key questions; how are the 2018 tax returns different from previous years? Will completing a cash-flow analysis change? Appraisal Review: Analyzing the 1004
Comprehend the Uniform Residential Appraisal Report. Learn how to read and correctly interpret the appraisal and spot red flags within each section of the form. Form 1004 instruction includes Uniform Dataset (UAD) coding and definitions, as well as a review of the Market Conditions Addendum (1004MC).
